1. What REIA is

REIA provides market analysis reports for residential property in the European Union. Reports describe market data — comparable prices, rental yields, STR performance, and risk factors — based on publicly available data sources.

REIA is not a licensed investment adviser, financial adviser, estate agent, lawyer, or tax adviser. Nothing REIA provides is investment advice, legal advice, or tax advice.

If you require a professional recommendation to enter or refrain from a transaction, you must consult a qualified professional.

2. The contract

When you place an order you enter a distance contract with REIA for the supply of digital content (a market analysis report) delivered electronically as a PDF.

This contract is governed by the EU Consumer Rights Directive (2011/83/EU) and, where applicable, by Portuguese consumer law (Lei n.º 24/96, de 31 de julho) and Spanish consumer law (Real Decreto Legislativo 1/2007, Ley General para la Defensa de los Consumidores y Usuarios).

3. What you receive

Reports are dated snapshots of publicly available data. REIA does not update reports after delivery unless a material data error is identified (see clause 7).


4. Price and payment

Prices are shown inclusive of applicable VAT at the point of purchase. Payment is processed through Stripe. REIA does not store payment card data.


5. Your 14-day right of withdrawal — digital content waiver

Under Art. 9 of the EU Consumer Rights Directive (2011/83/EU) you have the right to withdraw from this contract within 14 days without giving any reason, and to receive a full refund.

Under Art. 16(m) of the Directive, you lose that right for digital content not supplied on a tangible medium once performance begins, provided you have:

  1. given prior express consent to performance beginning before the withdrawal period expires; and
  2. acknowledged that you will thereby lose your right of withdrawal.

By ticking the express-consent checkbox at checkout, you confirm both conditions above. Once REIA begins producing your report, the right of withdrawal is lost for that order.

If you have not ticked the consent box and REIA has not yet begun work, you may withdraw within 14 days by emailing legal@reia.eu with subject "Withdrawal — [order ID]". REIA will confirm receipt and process a full refund within 14 days.

6. No-advice positioning

Reports describe market data. They do not tell you whether to buy, sell, negotiate, or refrain from any transaction. Scores and findings are data outputs, not recommendations. By purchasing a report you acknowledge that:

7. Limitation of liability

To the fullest extent permitted by applicable law, REIA's total liability to you for any claim arising from or related to a report is limited to the price paid for that report. REIA accepts no liability for indirect loss, consequential loss, lost profits, or loss arising from transaction decisions made in reliance on a report.

Nothing in these terms excludes REIA's liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded by applicable law.

8. Complaints and corrections

If a report contains a material factual error (a figure attributed to a source that the source does not contain), email legal@reia.eu within 30 days of delivery with the report ID and specific error. REIA will investigate and, if confirmed, re-deliver a corrected report at no charge.

REIA does not correct reports because a customer disagrees with an analytical conclusion or because market conditions change after the report date.


9. Intellectual property

The report is licensed to you for personal, non-commercial use only. You may not reproduce, redistribute, republish, or resell the report or any part of it.


10. Governing law and jurisdiction

These terms are governed by the law of Portugal. Disputes will be resolved by the Portuguese courts, except where mandatory consumer protection law in your country of residence requires otherwise.

EU consumers may also use the EU Online Dispute Resolution platform: ec.europa.eu/consumers/odr.

Legal basis: Rome I Regulation (EC) No 593/2008 Art. 6 (consumer contracts — mandatory consumer protections of the consumer's country of habitual residence apply regardless of choice-of-law clause).
